By now you have certainly heard of the current $8,000 tax credit available to First Time Home Buyers and quite possibly you have heard there is also another tax credit available for Move Up Home Buyers. But did you realize that these available credits EXPIRE??? Yes, it is true.
These credits are only available for a limited time and that limited time is almost up! The LAST DAY for eligibility is THIS FRIDAY, April 30, 2010. To take advantage of this tax credit, you must have the home you desire to purchase UNDER CONTRACT by midnight on Friday.
Okay, so now I have scared you...sorry, but the reality is that I am not hearing that this offer is going to be extended so once we all wake up on Saturday...no more 'free' money. Yes, there is urgency here.
In preparation for the sense of urgency present in the current buying market, the sellers of this home are offering an additional incentive. The price for this listing has been slashed by $5,000! What this means to you, the first time buyer, is that writing an accepted offer on this property by midnight this Friday, you are looking at an additional $13,000 in your favor.
$13,000 - that is a lot of money!
Wait until Saturday to write the offer and you will have lost $13,000 - no $8,000 tax credit and no $5,000 price incentive from the seller. Hmmm....not a hard decision when you look at it that way.
Not sure where to start given the shortened timeline? Contact me today and I can point you in the right direction. The good news is that with the tax credit, you have until 6/30/10 to close on the property...just the contract has to be signed by THIS FRIDAY.
