Price Slashed Just In Time for Tax Credit!

By now you have certainly heard of the current $8,000 tax credit available to First Time Home Buyers and quite possibly you have heard there is also another tax credit available for Move Up Home Buyers.  But did you realize that these available credits EXPIRE???  Yes, it is true.

These credits are only available for a limited time and that limited time is almost up!  The LAST DAY for eligibility is THIS FRIDAY, April 30, 2010.  To take advantage of this tax credit, you must have the home you desire to purchase UNDER CONTRACT by midnight on Friday.

Okay, so now I have scared you...sorry, but the reality is that I am not hearing that this offer is going to be extended so once we all wake up on Saturday...no more 'free' money.  Yes, there is urgency here.

In preparation for the sense of urgency present in the current buying market, the sellers of this home are offering an additional incentive.  The price for this listing has been slashed by $5,000!  What this means to you, the first time buyer, is that writing an accepted offer on this property by midnight this Friday, you are looking at an additional $13,000 in your favor.

$13,000 - that is a lot of money!

Wait until Saturday to write the offer and you will have lost $13,000 - no $8,000 tax credit and no $5,000 price incentive from the seller.  Hmmm....not a hard decision when you look at it that way.

Not sure where to start given the shortened timeline?  Contact me today and I can point you in the right direction.  The good news is that with the tax credit, you have until 6/30/10 to close on the property...just the contract has to be signed by THIS FRIDAY.

And then pick up the phone and call me...I can help.

Flowers are Springing Up - Spring is Here!

And it is time for spring cleaning!!!  Okay so that doesn't sound as exciting as it probably should does it?  The result of spring cleaning is pretty exciting though!

So here's what I am thinking...if you are going to clean and de-clutter anyway, why not take the opportunity to seize one of the best real estate buyer markets we have seen and make a move to home ownership?  While you are cleaning and discarding, you can also be packing...preparing for your move.

To some, moving can be a hassle but again the rewards are amazing!  When you think of the new house you are moving into and the excitement it brings to arrange furniture and get organized you quickly realize it was all worth it.

Hmmm...sounds good, right?  But wait you ask...where would I move to and would I be able to find an awesome house?  Ta-da (imagine hero music playing)...allow me to introduce you to an awesome house...

Large back yard - yep
4 bedrooms with one on the first floor - yep
Formal Living Room and Dining Room - yep
Lots of hardwood floors - yep
Open floor plan - yep
Spacious kitchen with Breakfast Room - yep
Large Family Room with gas fireplace - yep
Huge Master Suite - yep

Convenient location - yep

And the crown jewel...I don't think there is a speck of dust in the home or a fleck of paint out of place!  If you don't believe me, come take a look for yourself!

All that for the unbelievable price of $215,000.  Don't be left saying 'I should have...' or 'I could have...', seize the opportunity.  It is not everyday that we see interest rates this low, housing prices this affordable and the government willing to give you a tax credit just for making a move.

The tax credit is not here forever and in fact contracts must be signed by April 30, 2010 so don't delay...see this home today!

Sellers Acknowledge the Market...

Navigating today's real estate market can be challenging. Armed with data on the market and comparable properties, the sellers have decided to lower their price to $215,000.

Priced at under $90 / square foot, this pricing change will cause the market to stand up and take notice that this home is ready to compete and face its challengers head on.

If you have not checked out the details of this home, I encourage you to do so now (but come back here so you can finish reading)! This home offers you not the traditional 3 bedrooms, but 4 with one being located on the first floor. With a formal Living Room and Dining Room you can entertain with ease. Looking for a more casual approach to entertaining or a quiet night at home? Curl up in the Family Room next to the cozy gas fireplace.

Want to have friends over to watch the game? How about a gathering in the Bonus Room? That's right, both formals + a family room + a bonus room and still 4 bedrooms...I know! This house truly lives comfortably.

If this house sounds like what you have been looking for, you are probably right...it is that amazing!

Don't delay! At this price this house is not expected to last long.
